Protecting Performance and Value
Ensuring Readiness for a New Distribution Facility
When Equity Industrial Partners completed a new 380,000 square foot warehouse and distribution facility in Summerville, SC, they needed a clear understanding of the building’s condition to support long-term performance, compliance, and value.
KDS Caine partnered with Equity Industrial Partners to complete a Facility Condition Assessment (FCA) of the entire property.
The goal was to provide a detailed, reliable evaluation of the as-built facility condition and identify any issues that could impact operations or tenant relationships moving forward.
Our Approach
KDS Caine assembled an experienced team to evaluate all major components of the facility, including structural, mechanical, electrical, and fire/life safety systems, utilities, and exterior infrastructure.
Throughout the process, our team worked closely with on-site stakeholders and maintained regular communication with the client’s leadership team. This ensured alignment at every step and allowed us to deliver a high-quality FCA report on time.

Navigating Complexity
Newly constructed facilities often involve multiple parties—owners, contractors, tenants, and utility providers. Our team quickly assessed how these relationships were impacting the facility and provided practical insights to help resolve outstanding issues and keep operations on track.
The Outcome

The completed FCA gave Equity Industrial Partners the information they needed to:
- Address operational and performance issues early.
- Protect the long-term value of the property.
- Confirm compliance with lease requirements.
- Ensure quality and completion of general contractor’s scope of work.
- Support a strong working relationship between ownership and the tenant.
This project reflects KDS Caine’s ability to combine technical expertise with clear communication—helping clients make informed decisions and move forward with confidence.
