- Rent collection through multiple means including a Tenant Portal
- Deliver monthly reporting and distributions to Owner
- Prepare and deliver Tenant Statements
- Receive, code, and approve invoices and process payments in A/P system
- Prepare annual operating and capital budgets
Lease Administration & Compliance
- Lease abstraction and terms input and maintained in accounting system
- Tenant and Landlord responsibilities managed per lease agreements
- Monitor lease expiration dates and collaborate with Leasing Broker
- Maintain insurance certificates for tenants and vendors
- Vendor contract management and compliance
Technology & Software Platforms
- KDS Caine uses Yardi Voyager, a best-in-class property management software, for property accounting and lease administration
- Yardi Payscan is used for the processing and payment of invoices as well as electronically storing for review as requested
- Tenants utilize Commercial Café for a portal that allows rent payments to be made and work orders to be opened
- Yardi Facility Manager receives tenant requested work orders as well as allows property managers to build out preventative maintenance programs for each specific property
Physical Property Stewardship

- Vendor management ensuring services are being performed in accordance with contract and scope
