About the Property

Originally developed in the early 2000s, this six-story, ± 120,000-square-foot Class A office building has been part of downtown Greenville’s commercial core for more than two decades.

The project brought together a group of companies deeply rooted in the local real estate and development community. Creative Builders served as the general contractor, McMillan Pazdan Smith led the design, and several early tenants — including Creative Builders, McMillan Pazdan Smith, and Coldwell Banker Commercial Caine (now KDS Caine) — occupied space in the building from the start.

Our Approach

Since our early involvement as a partner in the building, KDS Caine has remained the lead in its property management and leasing.

That long-standing connection has shaped a steady, hands-on approach grounded in both operations and relationships.

Day to day, that includes financial oversight, preventative maintenance, vendor coordination, and ongoing investment in the building’s systems — ensuring the property continues to perform at a high level over time.

As companies have grown, renewed, or reconfigured their space, our team has worked with them to coordinate buildouts, support transitions, and ensure their space continues to meet their needs. Long-term tenants have expanded their presence, while new tenants have been introduced to support the building’s evolution.

On the leasing side, we've taken a measured approach to occupancy — focusing not just on filling space, but on building a stable, well-balanced tenant mix across legal, financial, construction, medical, and service sectors. Following the departure of its largest tenant, that approach guided a thoughtful diversification of the building’s occupancy.

Navigating Complxity

Over time, the building has evolved to meet both operational and tenant needs.

One of the most significant improvements was the expansion of parking. Originally built with 33 surface parking spaces, the site was later redeveloped — relocating parking into a 221-space private deck and converting the original surface lot into approximately 15,000 square feet of additional leasable space.

During the Church Street bridge rehabilitation project led by SCDOT in early 2025, KDS Caine worked closely with the agency and general contractor to proactively manage the impact to tenants and minimize disruption of day-to-day operations.

With the bridge spanning above the 200 E. Broad Street surface parking lot, the team adapted over the course of the project to maintain access and keep operations running smoothly.

Today, the building is home to a range of established tenants, including:

The Outcome

Since its delivery, the building has maintained strong and consistent performance:

  • Approximately 85% leased at opening
  • Profitable from day one and sustained occupancy through multiple economic cycles
  • Maintained Class A condition for more than 20 years
  • Successfully repositioned and diversified its tenant base following recent transitions

A Long-Term Perspective

In a market often defined by new development and short-term milestones, this building reflects something different — long-term consistency. It has remained relevant through changing conditions, tenant transitions, and physical updates, without losing its foundation.

For KDS Caine, it also represents a broader approach to commercial real estate — staying connected to an asset over time and helping it perform year after year.
